Holiday Villa Booking Conditions

Deposit: A deposit of  $150 for daily and weekly rentals, $ 300 for monthly rentals is required when booking your holiday villa. As soon as this deposit is received, your booking will be confirmed. This deposit is non-refundable. The balance of the rental cost will be required 6 weeks prior to your rental period commencing. Bookings made within 2 months of your vacation commencing require the full amount to be paid when the reservation is made. We accept payments via PayPal. PayPal invoice will be send to you by email shortly after your booking. Paying via PayPal is easy, convenient and save.

Security Deposit: When renting our villa you are expected to ensure that your party members act responsibly and respect the property and it's contents. A security/damage deposit of  $200 is required to be paid along with your balance payment to guard against any damage done to the villa during your occupancy. The party leader agrees to accept full liability for all loss or damage caused by any member of their party, during the occupation of the villa and confirms that the FULL cost of repair or replacement will be met. The security deposit is returned to you less the cost of any breakages, loss or damage after your holiday has ended. It is the local property manager that determines the return of your security deposit. Our property has an instruction manual placed in it and it is in your own interests to read this.

Cancellation: Should a cancellation be necessary then your Booking deposit will be lost. Should the cancellation occur after the balance has been paid then the full amount will be lost. We strongly advise you to take out some form of travel/trip insurance as soon as your booking is confirmed - this should cover any cancellations for reasons beyond your control. If a client does not pay the balance when it becomes due then we reserve the right to cancel the booking and retain the deposit. In the event of a cancellation then any security deposit already paid will be returned to the client.

Booking Form: A completed Booking Form is mandatory. By submitting the completed Booking Form you declare that you have received and read our Booking Conditions and that you agree to and accept all of them and warrant that you are authorized to agree to and accept all of them on behalf off all other persons.

Occupancy: Check in time is 4:00pm on the day of arrival and needs to be vacated promptly by 10:00am on the day of departure. If you have a late flight you should consider reserving the villa for an extra night or pre-arranging a late check out if possible (there may be an additional charge for this). Each villa has a rental license stating a maximum number of guests and over-occupancy of our villas will not be permitted. Only the persons shown on the Booking Form are permitted to stay in the property. The local property manager has a duty to enforce the stated maximum occupancy and will do so.

The Accommodation: Our vacation rental property cannot be sub-let nor assigned.

Replacement Villas: We will provide the villa stated in our reservation confirmation. However if a situation arises that causes the villa to become unserviceable or unavailable then we will try to provide a replacement villa of at least an equal standard. Should this situation arise the client will always be notified and offered the option of cancelling their reservation with a full refund of all monies paid.

Conduct: Our villa is located in Rolling Hills Estates where your neighbours maybe Florida residents. We ask that you act in a considerate and courteous manner to your neighbours. We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool. Please treat the home with respect and be aware that any damage you cause will be charged against your security deposit. Have fun, but respect your neighbours and the property.

Pools & Pool Heating: Please note that the swimming pool is a free facility included along with our pool home. Our pool has a pool heater that can be switched on at an extra cost, this also services the spa. The spa will NOT get warm unless you order pool heating. We are happy to arrange this for you should you require it. Please note that the spa is a part of the pool and is not a hot tub. In occasional severe winter conditions is it possible that the pool heater may not be able to maintain the water at a temperature of 80 degrees - this does NOT constitute a malfunction. Any issues with the pool heating can be directed to our local management company whilst you are in attendance at the villa so that they can deal with your concerns. Our villa is fitted with an alarm on doors leading to the pool - this is for the safety of you and your guests, especially young children. If you are unsure how to operate these alarms please read the instruction manual in the villa or call our local property manager.

Maintenance: Our villa is maintained by a local Property Management Company. All breakages, accidents, problems and losses must be reported to them as soon as they occur so that they can be attended to. As with any home appliances will, from time to time, malfunction and may need repair - the local management company will use their best endeavors to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the rental home may be required by authorized maintenance personnel during your stay.

Privacy:   M&M Vacation Homes will use any data provided by you only in respect of your villa booking. It will be treated as confidential and not passed onto any un-necessary third parties.

Force Majeur:  M&M Vacation Homes will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities.

Liability: In the event of any problems whatsoever our total liability will be limited to the rental amount paid by the client.

Pets: Pets are not permitted in our villa. This is also out of consideration for future guests who may be suffer from allergies or other pet related illnesses. If pets are found in the villa then the property manager or their representative has the right to have them removed from the property. The security deposit will be forfeited and guests may be required to vacate the property with no refund of rental monies.

Smoking: Smoking indoors is not permitted in our villa. Smoking is allowed in the garden, patio and pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere in the home. Guests found smoking inside the villa will forfeit their security deposit.

Check Out: Check out is at 10am. If you have a late flight you should consider reserving the villa for an extra night or pre-arranging a late check out if possible (there may be an additional charge for this). The villa instruction manual will detail what you are expected to do when checking out. This usually means taking out the trash, loading and starting the dishwasher and loading and starting the wash cycle for the towels used.

BBQ's: We allow the use of BBQ's subject to them being used in accordance with Florida State Law. Read the villa instruction manual or information notices for details.( Only to be used outside the screened room ) . A BBQ can be rented through the Property Managers Office.

Locating your villa: Once you have paid for your villa you will receive, by email, the address of your villa, driving directions and access codes.  Please do NOT travel without this information as you will not be able to locate your villa. If you do not receive this information please contact us at least 72 hours prior to your journey commencing.

Parking & Vehicles: Our villa has a 2 car garage and 2 more parking places on the drive way . Street parking is not allowed . PLEASE NOTE that we have an active Homeowners Association in place. Homeowners Associations very rarely allow overnight parking of RV's, Boats, Campervans, Trailers or any kind of oversize vehicles. If you have any questions in this respect please sent us an email or call our Property Manager.

General Points: Swimming pools are great fun and few people would choose a holiday home without one. However they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool. You are particularly advised NEVER to allow children to use the pool unsupervised and make sure the alarms on the sliding doors to the pool are always activated.

Air Conditioning: Our homes is fitted with an Air Conditioner  which can usually be adjusted to your personal comfort level. If you adjust the thermostat to a temperature level that causes the AC unit to freeze up then you will be responsible for the cost of any service personnel required to repair and clean the system . If you think the AC is not working properly please call our local manager for assistance.

Pool Heater: Do not tamper with pool heating boxes. Guests who help themselves to pool heating that has not been ordered will be charged by the local property manager for the cost of this and any damage done to the pool heating box and/or equipment.

Garbage: You will be expected to place your garbage in the proper collection bins and place the bins out for collection on the appropriate day. Any fines incurred because of bins being out on the wrong day will be your responsibility and the charge will be passed on to you.

 Toilet: Please do not place anything other than toilet paper in the toilet bowls. Plungers are provided but if a plumber is needed then the guest will be responsible for the cost incurred.

House Keys: Keep your house key in the key lock box. Guests are responsible for the cost of replacing lost or stolen keys and lost lock box tops. If you lock yourself out of the home and need assistance to re-enter the property then the cost of this, along with the cost of replacing any locks, will be the guests responsibility.
